Existing projects

We have villa projects currently at Two districts such as ERNAKULAM and KOTTAYAM. In Ernakulam, we have two villa projects- one in at THIRUVANIYOOR (8 km from Thiruvankulam junction) and another at MANEED (about 10 km from Thiruvankulam junction). Both the projects are well connected with roads and available with natural resources necessary for lively hood.

 ROYAL VILLAGE GARDEN

ROYAL VILLAGE GARDEN, Cheerakkattupara, near Thiruvaniyoor. This project is exactly located at Cheerakkattupara (near INSIGHT MEDIA CITY-FLOWERS CHANNEL) in Mamala-Piravam route. The total project area is about 1 acre where 15 residential units are to be constructed. We have already fully completed the infrastructure development such as compound wall, 4.5 M internal road, boundary wall etc. All units in this project will be supplied with pure well water round the clock absolutely free and for this purpose, we have digged an open well which confirms the adequate water supply to cater the need of every villa owner.

This project envisages villa units having different dimensions, the details of which are depicted below.

PLOT SIZE                                            3 to 8 CENTS

BUILDING AREA                                1300 TO 1750 SQ.FT.

 

As the project is ready to commence construction at any time and the floor plan, elevation of the villa is finalized, the buyer is at an option to customize the units as they desires. The customization is focused mainly in the area of kitchen, bed rooms, toilet, prayer rooms, balcony etc.

 

If the buyer is once selected the plot, they can immediately proceed to register the land in their name on payment of 1/3rd of total amount and to commence the construction based on the customized floor plan. The period for handing over the villa will be 12 months from the date of construction agreement. Remaining payment will be split into installments based on the progress of construction and the same is normally 10 equal monthly installments and the buyer is at liberty to watch the progress of construction before every payment. In case, if the construction is not achieved as provided in the construction agreement, then the owner can adjourn the installment, till the stage of construction is accomplished. A list showing specification of materials to be used will be form part of the construction agreement. The current price for a villa in 5 cents having a plinth area of 1700 sq. ft. (3 BHK, two storied) is 55 lakhs only including the cost of common facilities provided.

 

Common facilities provided: Club house and entertainment centre, Multipurpose hall, Health club, Guest room and rest room, Children’s play area, provision for pure well water supply to each unit round the clock absolutely free!

ROYAL WIND VALLEY

ROYAL WIND VALLEY at Maneed, only 500 M from Junction. The villa project having 15 plots is located near Maneed junction, very close to “INSIGHT MEDIA CITY”(Flowers Channel). Plots ranging from 5 to 9 cents are available inside the colony. This is an urban colony in a village, accessible to main locations within 20 minute drive. The starting range of villa is 25 lakhs (4 cent and 800 sq.ft building- 2 BHK). Bigger house can be constructed in the plot. All infrastructural developments such as drainage, 4 M wide internal road, plot boundary etc. are competed now. Here too, we have floor plans  for units having 2 BHK, 3 BHK and 4 BHK.
